Prices stabilized, panic on the stock exchange led to influx of money to real estate.
Record increase of number of transactions with dwelling last year, marked by Росреестром, is natural, explainable and isn’t very surprising. This opinion was expressed by Chief Editor of IRN.RU Sergey Gharkov last Saturday, 14th January, in a TV-program “News of the Megapolice” on “Moscow-24” channel.
Due to information of the Management of Росреестр in Moscow, in the capital in 2011 were registered 91 200 transactions with dwelling. It is more than 6,5% bigger than indexes of 2010 (85 650) and more than 0,5% bigger than in 2003, when the market made it previous record of number of sold apartments (90 880), at the beginning of the highest rising of the market. For comparison: in before-crisis 2007 in the capital were sold 77 368 apartments, in 2008 the number of transactions fell up to 65 117, and in 2009 it fell up to 55 673, marked in an analytical center “The Indicators of the Market of Real Estate”.
Due to Sergey Gharkov, in the main such a reviving of the market can be explained by three factors. First of all, relative stabilization of prices (watch “Review of the market of real estate in the result of 2011”) made easier an accomplishment of alternative transactions, which part on the market noticeably raised, what the biggest realtors’ agencies give evidence of. And it means that purchase of a new apartment at the same time of selling an old one (or two) get into statistics of Росреестр as 2-3 separate transactions. The analytical center “The Indicators of the Market of Real Estate” warned long time ago, that the number of alternative transactions had become to increase (in particular watch “Chief Editor of IRN.RU: the time of “second-time sold” begins in Moscow”.
